WestShore Plaza, a long-standing enclosed shopping mall in Tampa, is currently on the market. Ohio-based WPG Inc., the owner of the mall, has enlisted CBRE Group Inc. to handle the sale of the 54-acre property. This development follows a series of strategic moves by WPG to prepare WestShore Plaza for mixed-use redevelopment, a plan which received final approval from the Tampa City Council in early 2024.
WPG’s journey with WestShore Plaza has been substantial. The company acquired Macy’s Inc.’s department store real estate in October 2024, shortly before Macy’s announced the closure of its Tampa store and several others across the country in early January. Additionally, Dick’s Sporting Goods relocated its anchor store from WestShore to a new concept store at International Plaza in October 2024.
While representatives from CBRE and WPG were not available for comment, the CBRE team, led by Denny St. Romain and Jubeen Vaghefi, who specialize in institutional multifamily and land development sales, are managing the property’s sale. The WestShore Plaza property is uniquely positioned as one of the most attractive redevelopment opportunities in the Southeastern U.S., thanks to its proximity to Tampa International Airport, affluent neighborhoods, and extensive office space totaling 12 million square feet.
The availability of over 50 acres in a densely urban environment, already equipped with zoning approvals, is an exceptionally rare opportunity. This makes the WestShore Plaza an ideal candidate for a transformative redevelopment project.
WPG acquired the shopping mall in 2015 following its purchase of Glimcher Realty Trust, which had previously bought the mall in 2003 for over $116 million, as recorded in Hillsborough County property records.
